Beaches USA was founded by Nick Julian and Andrea Julian after relocating from Indiana to Indian Rocks Beach in 2015. They started in 2016 managing a single five-unit property, handling everything themselves and learning firsthand what it takes to run a successful vacation rental. As both owners and operators, they saw where property management falls short and built Beaches USA to do it differently.
Since then, the company has grown to over 190 properties across Orlando and Clearwater Beach to St. Pete Beach, while staying local, hands-on, and family-owned. Nick and Andrea are also rental property owners, so they understand what matters—maximizing revenue, protecting the home, and treating every property like their own.
